How Do I Sell My House? — Quickly and Efficiently

So it’s time to sell your house, great! Now what? Questions like “what will my house sell for?”, “what is the process of selling my home?” and others begin to infiltrate your mind and you start to get overwhelmed, especially if you are new to the process. It doesn't have to be all that daunting however, with the right information and a trusted real estate agent by your side (should you choose to do-so, where I strongly recommend that you do), there are a ton of resources you can utilize to get your home sold fast and with a great offer attached. Some quick statistics to consider if you are planning to sell your home yourself, those that chose to do-so sold their home on average for $217,900 compared to $295,000 who chose a real estate agent to assist according to NARs in 2018.

  1. The first step in ensuring your home will sell quickly is to price your home correctly. You don’t want to overprice your home to scare away potential buyers, but instead attract them with an alluring price. You can do this by comparing your home to similar homes in the area and what they sold for, otherwise known as a CMA (usually your realtor will do this for you).  In fact, if you want immediate attention to your recently listed home, we suggest selling your house just under the market value which will then in turn drive up the sale price when multiple offers come flying through.

  2. When choosing when to sell your home, you also want to choose a time where the market is more favorable to your home conditions to help you sell quickly. This includes whether your area is currently in high demand and experiencing major growth through new development construction, reliable transportation and/or great school zones. Although it may be out of your control, this can be a much added benefit to sell your house if the conditions are extremely favorable in your situation. 
  3. Major tips when selling your home and something you want to take into consideration is the actual condition of your home. You may not want to put money into your home since you’re no longer going to be living there, but the return on your investment is highly worth it. This goes for the exterior and interior, where curb appeal is a buyers first impression so it's important to cater in all aspects. A great real estate agent will have the means to have your home staged if all of your furniture is moved out already, however, if your belongings and furniture are still attached to the home, no need to worry! Just make sure you put away personal pictures, unnecessary furniture and unattended house guests (and pets) when showings are taking place. You want to show your home in the best light so make sure all lights and curtains are open where it also doesn’t hurt to have a great aroma and a serene radio station in the background too. 

  4. Any successful home sale includes great marketing done by your agent. If you don’t have an agent, make sure your listing is gaining as much exposure as possible. This is extremely important where studies show that FSBO do not market their property accurately, or none at all (46%), losing out on a pool of potential buyers. You want things like a great listing description posted wherever is viable, visible signage, open house showings and printed marketing materials to get started. 

Final tip: Always, always remember to be available to any potential buyers that may come your way through your real estate agent or yourself! You don’t want to miss a potential home offer by not acting quickly enough or overlooking a buyer's requests or questions. By doing all of these things above, you will get your home sold quickly in no time!
